Turning an underused courtyard into the property’s best outdoor amenity, two weeks ahead of schedule.


The Challenge
At The Henry at Deerbrook, the courtyard had become an underutilized space made up mostly of trees and an older outdoor area with limited functionality. The biggest obstacle was the existing drainage condition: the courtyard was prone to flooding, which needed to be addressed before the space could become functional and attractive. The project also carried an original six week schedule, requiring careful coordination to complete all of the improvements efficiently.

The Solution
Strategic Approach:
Before adding any amenities, Sayan addressed the conditions that made the courtyard unusable in the first place. Our team hydro jetted the existing drains to improve drainage and help resolve the flooding concerns, making sure the new space would hold up once it was built.
The Scope of Work:
Our team transformed the underutilized courtyard into a full outdoor amenity space. Work included a new dog park for residents and their pets, a new pergola with an outdoor kitchen and BBQ area, and a curved concrete sidewalk installed end to end to improve accessibility and create a natural flow through the space. New exterior light fixtures were added to improve both the appearance and the usability of the courtyard. The pergola and outdoor kitchen became the standout feature, giving residents a place to gather, relax, and enjoy a BBQ.
Overcoming Obstacles:
The project carried an original six week schedule with a significant amount of work to sequence. Through strong scheduling and trade coordination, Sayan completed the courtyard in four weeks, two weeks ahead of the original timeline.
The Impact
The renovated courtyard significantly improved the property’s outdoor environment and curb appeal. Residents were already complimenting the improvements while construction was underway, and the positive feedback continued after completion. The finished space gave existing residents a new place to gather and enjoy the outdoors, while also creating a strong amenity for prospective residents to see when visiting the property.
